Outsourced vs In-House Laundry for Bali Villas | ROI Guide

If you're weighing whether to outsource laundry for your Bali villa, most operators don't walk through the full cost stack. The numbers below are what we see when we run the comparison for a villa owner. Capex, opex, staff hours, hidden line items, and the break-even point at different occupancy levels.
Why Most Bali Villa Operators Are Reconsidering In-House Laundry
The "free" cost of doing your own laundry isn't free. It's distributed across machine depreciation, water bills, electricity, detergent, staff hours, drying space, and replacement linen. Each piece looks small on its own. Stacked up, they're often the biggest line on a villa's operating cost sheet after rent and staff salary.
Rainy season is the silent killer. Sheets take two to three days to fully dry without commercial drying capacity, and damp linen is the single most common complaint in Bali villa reviews. One bad review on a property listed at Rp 4 million a night costs you the next booking. The math turns hostile fast.
Staff time on laundry is staff time off other guest service. Pool checks, key handovers, restocking the bar, fielding WhatsApp messages from arriving guests. More villa managers are running the numbers and finding outsourcing wins on cost, quality, and capacity flexibility together. The for-business villa page covers the partnership structure we offer.
The Real Cost of Running Your Own Villa Laundry
Build the cost stack honestly. Most spreadsheets miss at least half of these lines.
Capex (capital expenditure):
- Two commercial washing machines: Rp 12 to 25 million each
- One or two dryers: Rp 10 to 20 million each
- Drying lines, ironing boards, replacement linen budget: Rp 5 to 10 million
A full setup lands at Rp 50 to 80 million up front, amortized over three to four years if the machines don't break down. Bali humidity is hard on machine electronics.
Opex (operating cost), per month, for a 3-bedroom villa at roughly 75 percent occupancy:
- Electricity: Rp 2 to 3.5 million
- Water: Rp 800,000 to 1.2 million
- Detergent and softener: Rp 600,000 to 1 million
- Maintenance set-asides: Rp 500,000 to 1 million
Staff cost:
Two to three hours per turnover at staff hourly rates. Across 10 turnovers a month, that's 20 to 30 staff-hours diverted from other work. Quantify it at the cost of the work those hours could have done. For most villas, that's where the cost stack quietly doubles.
Hidden costs most operators miss:
- Rewash rate (Bali humidity drives 5 to 10 percent of loads back through the machine for odour)
- Lifespan of cotton sheets used through residential cycles (cut by 30 to 40 percent vs commercial)
- Inventory shrinkage
- Rainy-season backup capacity (the cost of having to send a load out anyway in January)
Total all-in monthly cost for a 3-bedroom villa typically lands at Rp 4 to 7 million in cash, plus 25 to 35 staff-hours, plus the amortized capex. For deeper context on the linen-quality side, see linen care standards for Bali villas.
What Outsourced Laundry Actually Costs in Bali
Easy Day pricing is by weight tier across every service, with the same published rates for villa accounts as for individual customers. For villa turnovers, the 2-to-3-day economy tier is usually the right fit, since villas typically run with a linen buffer and don't need same-day return.
A 3-bedroom villa turnover (three sheet sets, six to eight towels, plus pool towels) typically weighs 12 to 17 kg. On Easy Day's 2-to-3-day economy tier, that's roughly Rp 180,000 to 220,000 per turnover. See wash, dry, iron & fold pricing for the full weight-tier table and 24-hour upcharges.
For a 3-bedroom villa at 10 turnovers a month on a partner-villa account: roughly Rp 1.8 to 2.2 million in laundry, pickup and delivery included. Partner villas also get a dedicated WhatsApp channel so collection and return run on your turnover clock rather than ours.
A side benefit that doesn't show up in the headline number: inventory carry drops. Outsourcing reduces the linen you need on hand from three full rotations (one in use, one washing, one drying) to two (one in use, one in cleaning). That's a quiet 20 to 30 percent saving on linen budget that rolls through every year. The setup logic for new villa owners is covered in our Airbnb laundry setup guide.
What Villa Accounts Get on Top of the Standard Rates
Villa accounts at Easy Day pay the same per-weight rates as everyone else but come with extra controls that keep linen quality predictable across hundreds of turnovers.
- Stain checks on every piece. Each sheet and pillowcase is inspected at intake. Anything that needs pre-treatment gets it before the wash, not as an afterthought. Stains we can't lift get flagged back to you, not hidden in the return bag.
- Wear-and-tear reports. When a sheet thins, frays at the hem, or shows wash-cycle damage, we log it and tell you. The signal lets you rotate inventory before a guest notices the gap.
- Piece counts on every load. Each set is counted in at collection and counted again at return, against your villa's manifest. No assumptions. No missing pillowcases discovered three turnovers later.
- Per-villa handling, never pooled. Your linen washes as your villa's load. It doesn't mix with another property's sheets or with our walk-in customer loads. Same sheets out as in.
- Free pickup and delivery within coverage area. No per-trip fee, regardless of how often the driver comes by. Built for turnover schedules that can swing two or three pickups a week during peak season.
- Dedicated WhatsApp channel. A direct line for scheduling, last-minute pulls, lost-item queries, or anything else that can't wait for email. The channel sits with the team that handles your villa, not a generic inbox.
Most kiloan shops pool laundry because it cuts labour. For a villa charging Rp 5 million a night and up, that pool model isn't tenable. The four controls above are what villa accounts get on top of our standard weight-tier pricing, and why the quality stays predictable across the year.
The Break-Even: When In-House Wins, When It Doesn't
A rough rule from the villas we work with:
- Under 5 turnovers a month: you can manage laundry by hand or with a residential machine without much pain. The capex doesn't pay back at this volume.
- 5 to 15 turnovers a month: outsourcing usually wins on total cost once staff hours and rainy-season backup are counted. Most 1 to 4 bedroom villas land here.
- Over 15 turnovers a month: the decision depends on whether you want to run a small commercial laundry operation inside your villa business. Some owners do, with full-time housekeeping already on payroll and the space to dedicate. Most don't.
Multi-villa operators are a third case. Owners running three or more properties across Canggu, Berawa, Seminyak, and Pererenan typically distribute their laundry across more than one Easy Day branch, with each villa routed to the nearest shop. Our four locations (Canggu, Seminyak, Pererenan, Padonan) keep driver loops short and turnaround consistent across the whole portfolio. At this scale, outsourcing wins outright — running a commercial laundry inside one villa to serve four spreads thin fast.
Where in-house tends to win: large villa estates with five or more bedrooms, full-time housekeeping already paid as a fixed cost, or properties outside service coverage areas where pickup adds too much time.
Where outsourcing tends to win: 1 to 4 bedroom villas, owners who don't live on-site, properties with high turnover, anything that has to weather rainy season without complaint.
A mixed model also works. Some villas outsource sheets and towels (high volume, drying-sensitive) and keep in-house laundry for guest personal items if guests ask for it. The split absorbs the heavy load externally and keeps flexibility for one-off requests.
The Quality Argument (Often Bigger Than the Cost Argument)
The complaints that matter most aren't about price. They're about hygiene.

Source: r/BaliTravelTips, January 2026
The r/BaliTravelTips post above captures the exact complaint category that hits villa ratings hardest. The guest paid for a high-end retreat and got a pillow with visible mould stains. Damp sheets, musty towels, hair on pillowcases, and visible soiling come up far more often in negative villa reviews than the word "expensive." That ratio decides whether the cost comparison is even the right frame.
Commercial drying produces drier linen than residential machines, especially in 80-plus percent humidity. Industrial detergent dosing avoids the soap-residue smell that builds up over months of residential cycles. Hand-ironed sheets photograph differently. The first-impression effect on a freshly made bed shows up in repeat booking rates.
For villas pricing above Rp 5 million a night, linen quality is a positioning tool, not a back-office detail. The math changes when one bad review costs you a Rp 30 million long-stay booking. At that price point, the linen budget stops being a cost line and starts being part of the revenue case.
How to Evaluate a Villa Laundry Partner
A short checklist for picking a partner. Most laundry services in Bali will answer some of these well and some poorly. The ones that answer all of them clearly are the ones worth working with.
- Pickup schedule reliability: daily, scheduled, or on-call? Can you set a recurring pickup?
- Bulk pricing transparency: published rates or "request a quote"? Quoted rates that change month to month are a warning sign.
- Linen handling: sorted by villa, tagged, or pooled with other clients? Pooled linen risks mix-ups.
- Replacement policy: what happens when a sheet is damaged in a wash? Who pays, how is the cost calculated?
- Peak capacity: Christmas, New Year, and Galungan triple the volume across all villas at once. Can the partner handle 3x without a service drop?
- White-label option: for guest-facing in-villa laundry, can it be branded as the villa rather than the laundry service?
The for-business page covers our intake process for villa partnerships. Bulk pricing depends on volume, frequency, and coverage area.
